Understanding the appraisal process can feel overwhelming, so we’ve gathered clear, straightforward answers to the questions clients ask most. Whether you’re preparing for an appraisal, scheduling a service, or navigating a unique situation, this page is designed to help you feel informed, confident, and ready to take the next steps.   • Inspections are scheduled with a 2-hour arrival window, and the on-site visit typically takes 15–45 minutes.
     
    During this time, the appraiser will take exterior measurements and photos, as well as interior images of each room, to accurately document the property.

  • Square footage is measured from the exterior of the home using ANSI standards, taken to the nearest inch or tenth of an inch. This level of precision is required for most lending purposes, and we apply it consistently to every appraisal to maintain accuracy and uniformity.

    Because ANSI measurement is now mandatory for nearly all mortgage-related appraisals, an appraisal measured only to the nearest foot or half-foot may not meet current standards.   • Pricing varies depending on several factors, including property location, complexity, intended use (residential or commercial), site size, turnaround time, and the overall scope of work. Because each assignment is unique, the most accurate way to receive a quote is to submit the property address and a brief description of your needs using our contact form.

  • If you’ve received an appraisal and disagree with the final opinion of value, you still have options. Our professional consulting services can help you evaluate the report to determine whether a full appraisal review is appropriate. We can clarify appraisal terminology, identify potential gaps, and assist you in preparing an unbiased Reconsideration of Value request with the proper structure and language for your lender.

     

    If your concern is related to an appraisal completed by our office, we offer a complimentary 15-minute consultation to review our findings as part of our commitment to excellent client service. Please note that you must be the original client or have documented authorization from them for us to discuss the report.

  • There is no universal percentage or standard adjustment for features like solar panels, pools, or remodels. Their impact on value depends entirely on your local market, current buyer preferences, and your home’s specific characteristics. Because of this, a complete analysis is required to determine whether these improvements truly add measurable value.

    In many cases, the cost of upgrades does not equal the value gained. If you're planning a significant improvement and want reliable, data-driven guidance, consider ordering an appraisal to understand your home’s current market value and its potential value after repairs or remodeling.

  • PMI can typically be removed once your loan-to-value ratio reaches 80% and you’ve owned the home for at least five years. Some lenders may allow removal at a 75% loan-to-value ratio after two years. Because requirements vary, it’s essential to confirm your lender’s specific policy. Whether they will accept a privately ordered appraisal, many rely solely on their own panel of appraisers for internal loan processes.

  • Appraisals are confidential and are released only to our client and any parties you authorize in writing. We do not share appraisal reports with townships, assessing authorities, or other third parties, and ordering an appraisal will not trigger a property tax reassessment.
