About This Course
On November 2, 2026, the Form 1004 retires and the UAD 3.6 report begins. This class shows agents how to read the new report, how square footage is measured, how to prepare a home for appraisal day, and what to do when the value comes in low. Handouts: the Appraiser's Measurement Guide and the What to Expect guide.
What You'll Learn
- Find the opinion of value, effective date, overall quality and condition ratings, and the Market Value Condition on the Summary page.
- Trace a "subject to" from each section's defects tables to the Reconciliation page.
- Interpret the Q1 to Q6 and C1 to C6 ratings and the item-by-item condition and update status.
- Read the room-by-room layout and confirm the bedroom and bath counts match the listing.
- Decode the comparable grid and the Most/Less comp weight.
How This Course Relates to the Practice of Real Estate
Every residential agent will see the new report on their deals. Knowing where the value, the ratings and any repair conditions appear lets agents spot a "subject to" early, before it delays a closing, and set honest expectations with buyers and sellers. Accurate square footage and bedroom counts in the listing match what the appraiser has to support, and appraisal-day preparation protects the contract timeline.
