Appraisal Format Comparison Guide
Free guide for real estate agents, brokers, and lenders
About This Guide
Fannie Mae and Freddie Mac are retiring the Form 1004 and the other legacy appraisal forms for the redesigned Uniform Residential Appraisal Report (URAR) in the UAD 3.6 format. The guide's cover letter gives the transition date and notes where FHA and VA stand.
This guide places the same single-family home in both formats, page by page, with callouts showing where each section moved and what changed: condition documented feature by feature, repair items logged by section, commentary next to the data it explains, and Reconsideration of Value recorded in the report.
What does not change is how value is developed. Adjustments are still market-supported and appraiser independence rules still apply.
